Combined gross household income must be at least 2–2.5x the monthly rent. All verifiable sources of income will be considered.
Acceptable documentation includes recent pay stubs (2 most recent), bank statements (2 most recent months), tax returns, or benefit award letters.
Co-Signers / Guarantors: If you do not meet the income requirements on your own, you may apply with a co-signer. Co-signers must submit a separate application and meet all qualification requirements independently, and are equally responsible for all lease obligations.
We accept Housing Choice Vouchers. If you have a voucher, please have your voucher documentation and housing authority contact information available when applying. Income, credit, and background requirements still apply.
A credit check will be performed on all applicants. We look for a pattern of financial responsibility. Prior evictions, unpaid collections from landlords, or outstanding utility balances may result in denial.
We may contact previous landlords to verify rental history. Positive references are required. Prior evictions on record will be reviewed on a case-by-case basis.
Applicants must be in good standing with all previous landlords — no outstanding balances or unresolved lease violations.
A criminal background check will be conducted on all applicants. Each application is reviewed individually and in compliance with applicable Fair Housing laws and local ordinances.
Criminal history is reviewed on an individualized basis considering the nature of the offense, its severity, the time elapsed since the offense, and any evidence of rehabilitation.
A government-issued photo ID is required for all applicants 18 and older. Acceptable forms include a driver’s license, state ID, or passport.
Please disclose all vehicles that will be regularly parked at the property. You will be asked to provide the make, model, color, year, and license plate number for each vehicle. All vehicles must be in working condition, currently registered, and properly insured. Inoperable or unregistered vehicles are not permitted on the property.
If you have a pet, please disclose this on your application. Not all properties allow pets, and approval is required before move-in. A non-refundable pet deposit will be required for any approved pet.
Some properties are located within HOA communities. If applicable, you may be required to submit a separate application to the HOA for their approval prior to tenancy.
A copy of applicable CC&Rs will be provided before move-in. You are responsible for reviewing and complying with all community rules around vehicles, pets, parking, and common areas.
Single-family home living comes with real benefits — space, privacy, a yard for your family — but it also comes with more responsibility. By applying, you are acknowledging that you understand and accept these responsibilities — and that if approved, you are committed to upholding them.
Appliance availability varies by property. Residents are responsible for any appliances not provided — such as washer, dryer, and refrigerator — and should confirm what is included prior to signing a lease.
Residents are responsible for maintaining the yard in good condition. Properties located within HOA communities are subject to additional exterior standards as outlined in the community CC&Rs.
Residents are responsible for quarterly pest treatment at the property. This is a standard maintenance requirement to protect your home and the surrounding community.
